1. Check-In / Check-Out
Check-In: 4:00 PM or later (unless otherwise approved in writing)
Check-Out: 10:00 AM , No Late check-outs are permitted. Any attempt to check-in prior to 4:00 PM or check-out after 10:00 AM will result in the Guest being billed a full day’s rate.
Specific entry and exit requirements will be provided prior to your arrival.
Refunds are not given for late arrivals or early departures.
2. Occupancy & Guest Limits
Only the number of guests listed on the reservation may occupy the Property. Exceeding the maximum occupancy is strictly prohibited and may result in immediate termination of the reservation without refund. Overnight guests not listed in the reservation are not permitted. Children and babies are included in the maximum occupancy number. You must be 25+ to book our Siesta Key vacation rentals.
3. Cancellation Policy
We understand plans change when booking Siesta Key beach rentals. Refund for cancellations made 60+ days in advance (minus the cancellation fee and the 3% for credit card processing fee). No refunds may apply within 60 days. Travel insurance is highly recommended for all vacation rentals.
4. No Parties or Events
Parties, events, gatherings, or commercial activities are strictly prohibited. Quiet hours must be observed in accordance with Sarasota County and HOA regulations (generally 10:00 PM – 8:00 AM). Violation may result in immediate removal from the Property without refund.
5. Noise & Neighborhood Respect
Guests must be respectful of neighbors at all times. Loud music, excessive noise, or disruptive behavior is not permitted. Any fines or penalties issued due to Guest conduct will be charged to the Guest.
6. Smoking & Vaping
Smoking and vaping are not permitted inside the Property. Evidence of smoking inside will result in additional cleaning and deodorization fees.
7. Pets
Pets are not permitted unless expressly approved in writing prior to arrival. Unauthorized pets may result in additional fees or termination.
8. Property Care & Damages
Guest agrees to keep the Property, furnishings, and fixtures in good condition. Guest is responsible for damages, missing items, or excessive cleaning.
9. Cleaning & Housekeeping
A standard departure cleaning is included. Guest must wash dishes, remove trash, empty cabinets and refrigerator of any food and leave the property reasonably clean. Excessive cleaning may incur additional charges.
10. Trash & Recycling
Trash and recycling must be disposed of properly and not left outdoors or on balconies.
11. Parking
Parking is limited to designated spaces only. Stay the Key is not responsible for tickets or towing.
12. Pool Safety & Acknowledgment
Use of any pool, spa, or water feature is at Guest’s own risk. No lifeguard is on duty. Children and non-swimmers must be supervised at all times. Diving, running, glass containers, or unsafe behavior is prohibited. Stay The Key and the Property Owner are not responsible for accidents, injuries, or loss of personal property. No diapers allowed in pool or spa. Guest assumes all risks related to pool and spa use.
13. Amenities & Use at Own Risk
All amenities are used at Guest’s own risk. Stay The Key is not responsible for injuries or loss of personal property.
14. Maintenance & Right of Entry
Stay The Key may enter the Property for maintenance, inspections, or emergencies with reasonable notice when possible.
15. Rental Rates
Rental rate varies by property. Specific rates can be viewed when selecting the property. Stated in each property description are the cleaning fees , X% service charge, 13% state and local tax added to all rental rates.
16. Payments
To reserve a rental 50% is due at time of booking with balance due 60 days prior to check in. We accept all major credit cards for payments.
